Prepare your home for its first guests

A welcoming stay starts before the first booking. Work through the property as if you were arriving for the first time: can you find the entrance, open the door, connect to Wi-Fi and use the appliances without guessing?

Start with condition and safety

Repair problems before photography and launch. Arrange checks appropriate to the property, including fire safety, electrical and pool safety where relevant. Ask qualified providers to confirm the requirements for the building and its use. A presentation checklist is not a compliance certificate.

Make the home practical

Prioritise comfortable beds, easy-to-clean surfaces, working appliances and enough seating and equipment for the advertised guest capacity. Remove fragile or irreplaceable items. Label private storage and decide who can access it.

Plan the turnover

Agree the cleaning scope, linen arrangements, consumable supplies and a way to report defects. Keep a dated inventory and condition photographs. Make sure someone can deal with a failed lock, missing key or urgent repair.

Guest ready checklist

☐ Repairs are complete and required safety checks have been arranged or completed.

☐ Beds, seating and equipment suit the advertised capacity.

☐ The property has been thoroughly cleaned, including cupboards and appliances.

☐ Linen, towels, cleaning supplies and agreed starter consumables are ready.

☐ Keys, locks, lights, Wi-Fi and appliances have been tested.

☐ Arrival instructions explain the entrance, parking and access clearly.

☐ The guest guide covers appliance basics, bins, house rules and contact details.

☐ Private belongings, documents, valuables and owner accounts are secured.

☐ The inventory and condition photographs are dated and stored securely.

☐ A final walk-through checks the home against the listing before bookings open.

For smart televisions and other connected devices, use appropriate guest settings and remove personal account access. Give guests accurate information about features and any limitations.
