Make room for income when your home is available

Your property may be a holiday home, an investment or the place you return to between work trips. Whatever your plans, holiday letting starts with understanding how you want to use your home.

Fulton and Co Property provides holiday and short-term rental management on the Sunshine Coast. We help owners prepare their properties, manage guest stays and coordinate the practical details that come with welcoming visitors.

Talk to us about your property, the dates you want to make available and the support you need. We will help you explore whether holiday letting is a suitable option.

What we help manage

The management plan is agreed for your property, so you know what is included and which costs are additional. Our approach brings together:

  • Property preparation and presentation advice before launch.
  • Listing setup and booking calendar management on agreed channels.
  • Guest enquiries, arrival information and communication during stays.
  • Cleaning and turnover coordination between bookings.
  • Maintenance coordination and communication about property issues.
  • Owner updates and financial reporting under the management agreement.

Ask us about furnishing, photography, linen and other setup needs so these can be included in your preparation plan and costed before you commit.

Local support with your wider plans in mind

A property does not always stay in one role. You may want to use it yourself, let it while you work away or sell when the timing is right. Fulton and Co Property brings holiday management, residential property services and cleaning support into the same conversation.

We take the time to understand what matters to you, explain the work involved and agree on a practical plan. That includes being clear about preparation, running costs and the limits of what any income estimate can tell you.

Owner questions and answers

Can I let my home only while I am away
Potentially, yes. The first step is to check the property's suitability and the dates you can reliably offer. We can discuss a calendar that accounts for your own use and the time
needed for cleaning and preparation. Short availability windows may affect booking opportunities.

Can I still use the property myself
Owner use should be planned before guest dates are opened. Tell us when you want to stay so we can discuss how this fits with bookings. Changes after a guest has booked need to be handled under the booking terms and management agreement.

How much could my property earn
It depends on the property, location, presentation, available dates, guest demand and expenses. An assessment should explain its assumptions and distinguish booking revenue from the amount remaining after costs. Income and occupancy are not guaranteed.

What does management cost
We provide a proposal for your property and the service you need. Ask us to explain the management fee, what it is calculated on, GST where applicable, setup costs and any additional charges. Cleaning, linen, booking channel charges and maintenance should also be considered.

Does my property need to be furnished
Guests need the furniture, bedding, kitchen equipment and practical essentials advertised with the accommodation. We can discuss what is already suitable and what needs to be added or replaced. Our inventory checklist is a useful starting point.

Where will my property be advertised
We will discuss the appropriate booking channels and agree the listing approach with you. The choice depends on your property and how you want it managed. Ask which channels are included in your proposal and what fees apply.

Who handles cleaning and maintenance
Cleaning and maintenance coordination form part of the management discussion. Your agreement should set out the cleaning arrangements, how problems are reported, spending authority and which expenses remain payable by you.

What if a guest causes damage
Ask how condition records, incident reporting and claims are handled. Recovery depends on the circumstances, evidence, booking terms and any applicable cover. No manager or booking platform can promise that every loss will be reimbursed.

More owner questions

Do I need council approval or permission from my body corporate
Requirements depend on the property and the proposed use. Check planning requirements and existing approvals with the relevant council or a qualified town planner. For a strata property, also review the scheme documents, applicable rules and management arrangements. Seek advice about your specific property rather than relying on what a nearby listing is doing.

Helpful Resources:

Will my existing home insurance cover paying guests
Tell your insurer or broker exactly how the property will be used and ask for written confirmation of suitable cover. Ask about paying guests, owner use, accidental and malicious damage, liability, exclusions and excesses. Do not assume a booking platform’s protection replaces your own insurance.

Are there tax implications
Rental income needs to be declared, and personal use can affect the expenses you may claim. Letting your home may also affect its capital gains tax treatment. Speak with your accountant before starting and keep records of income, costs and owner use. See the ATO links in our income and costs guide.

Helpful Resources:

Can I offer holiday stays while selling
It may be suitable for some properties. Bookings, inspections, presentation and the sale timetable all need to work together. Existing booking commitments must be considered before changing availability. Your solicitor should advise on the sale contract and any arrangements affecting settlement.

Can you take over an existing listing
Contact us to discuss your current arrangement. Before a changeover, review existing bookings, your current management agreement, listing access and platform rules. Do not assume reviews, listings or future bookings can automatically transfer.

How quickly can we start
Timing depends on the property’s readiness, any required approvals, insurance, safety checks and the agreed setup work. We will discuss the steps before setting a launch date.

Which areas do you cover
We work with Sunshine Coast property owners. Send us your address so we can confirm whether we can provide the service your property needs.

What should I do first
Request a Holiday Rental Assessment. Share the property address, how you currently use it and when it could be available. You do not need to have every detail worked out before starting the conversation.
