If you spend regular periods away for work, you may be considering whether your home could accommodate paying guests during those periods. The plan needs to start with your own use of the property and a calendar you can manage reliably.
Set your owner dates first
Mark when you need the home and allow time before and after your trip for preparation and cleaning. Discuss the length of the available window before opening it to bookings. A shorter window can mean fewer suitable reservations and proportionally higher turnover costs.
Plan for a change in your schedule
Work arrangements can change. Agree how much notice you can give and what happens if you need to return early. A confirmed guest booking is a commitment; do not assume that blocking dates later will remove it without consequences.
Make space for guests and protect your belongings
Provide usable cupboards and drawers. Secure personal documents, valuables, medications and items you do not want guests to use. Check digital access too, including television accounts, connected devices and personal files. Never publish your work roster or exact absence pattern.
Agree who looks after the property
Arrange cleaning, guest communication and a contact for property issues while you are away. Keep a condition record and decide how maintenance spending will be authorised. Check that there is enough time for the home to be ready when you return.
Before you offer the first dates
☐ Owner dates and preparation time are marked in the calendar.
☐ A plan is agreed for roster changes and urgent returns.
☐ Personal items are secure and guest storage is available.
☐ Access, guest contacts, cleaning and maintenance arrangements are clear.
☐ Council requirements, insurance and relevant property arrangements are checked.
☐ Tax advice has been obtained for renting out the home.
☐ Expected income has been considered after the likely costs.
